Set within historic woodland off Heybridge Lane in Prestbury, Waterbank is an exclusive development of large detached homes that combines bold contemporary architecture with a deep respect for its surroundings. Created by South Manchester based developer Altin Homes, the scheme is described by the team as their first collection of “eco-luxe” homes. 

The properties have already been recognised at national level, taking silver in the WhatHouse? Awards in the Best Luxury House category. For buyers looking for a private, design led home in Cheshire’s Golden Triangle, Waterbank is positioned as something genuinely different. 

The development comprises six substantial homes, including Coppice, the first property released to the market with a guide price of £3 million. Eco-luxe ambition and energy story 

Altin Homes set out to create homes that express innovation and environmental awareness alongside luxury. Waterbank is their first generation of properties to feature a “tri-brid” heating system that brings together Vaillant aroTHERM air source heat pumps, Vaillant gas boilers and roof mounted solar panels. 

The system can select the most cost effective energy source based on real time tariffs. Altin estimate that a Waterbank property of this size could cost in the region of £150 per month in utilities, whereas a less efficient home with a standard boiler system of similar scale might be more than twice that. 

For homeowners, the key is choice. The system can be set to focus on the most energy efficient mode, the lowest running cost or a preferred internal temperature. As Altin’s design director, Yousef Mousavi, explains, the aim was to give residents autonomy over how they manage comfort, cost and energy use, without compromising the architecture. 

Working with a sensitive woodland site 

The setting is a major part of Waterbank’s appeal. The homes sit beneath a mature tree canopy, with each plot carefully positioned to preserve existing trees and views. Markus Jolley of estate agency Gascoigne Halman highlights Altin’s “dedication to preserving the natural environment at Waterbank”, noting how the properties are arranged to complement, rather than dominate, the woodland. 

In this context, the external material palette needed to feel refined, calm and sympathetic to the landscape, while still offering the presence expected of high value homes. Altin wanted façades that would hold their own architecturally, remain attractive over time and support the wider eco-luxe narrative of the scheme. 

Resin mineral composite cladding as a key façade material 

To achieve the desired appearance and performance, Altin Homes specified Millboard Envello Shadow Line+ resin mineral composite cladding in Golden Oak and Burnt Cedar, alongside carefully selected facing bricks at ground floor level. 

The brickwork creates a solid, grounded base for each property. Above, the Envello Shadow Line+ boards provide the long, clean horizontals that define the architecture of Waterbank. Golden Oak introduces a warm, natural tone that sits comfortably against the woodland backdrop, while Burnt Cedar brings depth and contrast to selected elevations, gables and projecting elements. 

The precise shadow gaps of the profile add rhythm to the façades and help catch the changing light beneath the trees, giving the homes a strong yet understated identity from every angle.

Buyers at this level expect exterior materials that are straightforward to live with. The boards do not require regular sanding, staining or painting to maintain their appearance. Upkeep is simple and minimal, which supports the practical side of luxury living. 

Performance in the British climate 
The resin mineral composite boards are engineered to cope with rain, frost and temperature changes, as well as the general wear associated with exposed elevations. This gives Altin confidence that the façades will continue to present well over time.

The Millboard resin mineral composite cladding used on the façades is British designed and made, with an appearance that sits naturally within the woodland setting and reflects the quality expected at this level of the market. 

The boards are engineered for a long service life, reducing the need for frequent replacement and the associated disruption. They contain over one third recycled materials and are manufactured in a production facility that uses 100% certified renewable electricity.
